Why the NJ shore is a mold zone (even when nothing looks wrong)
Ten years in Belmar taught us something most NJ doctors still don't internalize: shore-town mold is structural, not cosmetic. Coastal humidity averages above 75% nine months a year. Slab-on-grade construction with shallow crawl spaces. Basements that flood once a decade and "dry out fine." HVAC systems running humid summer air through cold ductwork.
The result: nearly every shore-town home we ever ran ERMI on came back positive — even the brand-new ones — and the patients living in them showed mycotoxin patterns on urine that exactly matched the home's species profile.
If you live anywhere from Sandy Hook to Cape May and you've been chronically unwell, you should assume mold exposure until proven otherwise.
What testing to run on the home
We use a layered approach. None of these alone is enough:
- ERMI (Environmental Relative Moldiness Index) — DNA-based dust sample. Best single-test snapshot of cumulative species load.
- HERTSMI-2 — the 5-species subset of ERMI most clinically correlated with chronic illness. Faster, cheaper, useful for re-testing post-remediation.
- Air samples (live spore traps) — short-term, but useful to compare rooms.
- Visual + moisture mapping — every basement, every crawl space, every HVAC return.
We do not rely on at-home strip tests sold on Amazon. They miss the species that matter.
What testing to run on you
Body-side testing in parallel:
- GPL-MycoTOX or Vibrant Mycotoxins urine — 11–14 mycotoxin panel
- VCS test (visual contrast sensitivity) — quick neurological screen, free online
- Functional workup — OAT, GI-MAP, hormone panel, MARCoNS swab when sinus symptoms dominate
- TGF-β1, MMP-9, C4a, MSH when the Shoemaker biomarker pattern is needed for insurance documentation
NJ-specific remediation rules
Three things we've learned the hard way from a decade of shore-town clients:
- Don't hire the bargain remediator. A remediation done wrong actively cross-contaminates the rest of the home. Always insist on negative-air containment, HEPA filtration, and post-remediation clearance testing by an independent IEP (Indoor Environmental Professional) — never the remediator who did the work.
- HVAC is non-negotiable. A "perfect" remediation that leaves the original duct system in place will re-colonize within 90 days in shore-town humidity. Budget for HVAC cleaning + UV-C installation at minimum.
- Dehumidify aggressively. Whole-home dehumidification targeting 45–50% RH year-round is the single biggest lever after remediation. Without it, mold returns.
The clinical sequence after remediation
You cannot detox a body that is still being exposed. Sequence:
- Confirm remediation is complete via independent post-clearance testing.
- Open drainage (binders, lymph, liver, bowel) for 2–4 weeks.
- Repeat mycotoxin urine. Compare to pre-exposure baseline.
- Targeted antifungal + binder pulsing based on which mycotoxins are dominant (ochratoxin A vs trichothecenes vs aflatoxin require different protocols).
- Mitochondrial + adrenal repletion in parallel — mold patients are universally depleted.
- Re-test at 90 days. Most shore-town patients see 60–80% mycotoxin clearance by month 3 if exposure is truly stopped.
